Good morning Richard,
Just a quick email to say thank you for organising the Residents meeting earlier this week. Hopefully everyone appreciated the need for us all to work together for the efficient running of the development. And the challenges that you face when dealing with BAE systems or at least their development division.
Without exception, everyone was stunned by the early transfer of the pumping stations and we will await further feedback from yourself, once you have more details.
Two quick issues/observations that I would like to raise.
This directly affects us in Plot 43(23 Millbank Circle) as it borders on our property. But there are 6 to 8 other houses that could be effected by flooding along the edge of this strip.
Just above the Newton Road entrance there is a Bourne spring which flows all year. While the surface water flows out onto the road (subject to the road drains being able to take the water), there is also an underground flow. Although this is BAE land, Taylor Wimpey have put in a drain of sorts to try and protect the properties from flooding. Recently TW have done some additional work on our boundary but there is little evidence that it is working. Also as a result of the landslip there is a need to re seed this section of the bank. It may be useful to have a quick site visit as we are currently in the last 4 months of the defects maintenance period and there could be problems with this beyond this period .
a). Woodland management and safety. While handover of the management burden is not scheduled until Q3 2018. There is a significant amount of remedial arboriculture and woodland management work to be carried out. How do we know what work BAE are proposing to be carried out and when are they going to reinstate the mainline railway fence which is down in several places.
This is an ideal natural playground and will continue to attract a lot of our younger and probably older residents. It would be good if, through the residents association there could be an input into the proposals prior to handover.
b). The Bowling Club and Vodaphone mast. The Bowling Club is on a licence and there will be some lease with Vodaphone. I suspect that the licence will if anything have a peppercorn rent but the communication mast will attract a reasonable yearly income. Will this income be transferred to you as our factor along with the management burdens? Equally, who will be responsible for the maintenance issues of the Bowling Clubhouse? Is it owned by the club or BAE?

The Residents Association met again on 17 Feb 15 in order to review your feedback of the Residents’ Notes (dated 06 Jan 15), prior to the RMG hosted Residents’ Association meeting scheduled for 24 Feb 15 at 1830hrs, in Ingliston Country Club.
We, the residents, remain exceptionally keen to ensure that Dargavel Village is maintained and developed positively and understand that the success mechanism for this is to continued working as a team with RMG. To that end we offer our full support and understand that managing a new development comes with many complexities due to the accounting of responsibilities between the builders, the Local Council and BAE. That said, we do feel that in general the reply given to the Residents’ notes was un-detailed and insufficient. Please see below points which we wish you to address at the Residents Association meeting on 24 Feb 15.
I understand that we are bombarding you with requests and information, however we believe if we get it right from the outset it will benefit all parties. We fully appreciate your work thus far, and thank you for adhering to our request for a meeting.

I have updated the notes, though still await a response from BAE on their items which I have chased today.
I will send the plans over for the various bits that we have, should this all go to you in the first instance?
I am more than happy to meet with the RA on the content. The concept of the Estate costs and how they will be used as against the budget, which is looking at 2500 units, did take me a bit of time to get my head around and I have been in estate management one way or another since starting my degree in the subject at 17, so I completely understand why this is confusing people.
The notes do say things are on RMG Living, the insurance is but I have only drafted the tender note and the handover note at this point but they will be put on in the next couple of working days.
The estate accounts and covering letter are with my head office to be printed and posted so these should be out very soon. Payment terms are 28 days from issue and DD can be set up for monthly payments but I thought it best, having billed 6 months quite soon before Christmas to give people at least one pay cheque before issuing the following year.
